According to the US Census, 45% of the population is Latino, 24% Caucasian, 22% African American, and 7% Asian.

Houston Housing Market: According to Zillow, the median home value in Houston is $325,000 with a median rent price of $1,495. The median price per square foot is $160, which is higher than the Houston Metro average of $119.

Houston Climate: In the cooler months, Houston averages low-40s to mid-60s. In the warmer months, the city averages mid-60s to high-90s. Houston occasionally suffers from severe weather like flooding and hurricanes. If you own a home in Houston or plan to own a home, it’s important to consult with an insurance agent regarding homeowner’s insurance that covers damage caused by floods.

Humble, pronounced without the H, has a population of around 17,000 and is located in Harris County 17 miles north of downtown Houston. Humble became an oil boomtown after 1903 when oil was discovered there.

Spring Texas is located north of downtown Houston about 25 miles and lies east of 45 and mostly south of Grand Parkway. Spring was named #5 on CNN Money Magazine’s most affordable places to live, back in 2010. The population was roughly 58,000 at the end of 2019. The food scene in Spring is marked by many bars and restaurants with 11.7 per capita.

In early 2020 Spring had a median home price of $200,498, according to HoustonProperties.com. The median age of home sin Spring is only 30 years, much newer than the national average of 40 years. The two big housing booms in the area were between the 1970s and between 2000-2008. The property tax rate is roughly double the national average. Lots of homes are owned rather than rented, with nearly 70% owning the home.

In mid-2020 Spring was considered a balanced housing market. This means there is a healthy balance of buyers and sellers, with supply and demand both being reasonable.

Atascocita

Atascocita TX is bordered by Lake Houston and is roughly 30 minutes northeast of downtown Houston. Atascocita was named one of the “Best Places to Retire” by U.S. News & World Report. The population is roughly 66,000 in 2020.

The median home cost is $210, 800 according to BestPlaces.net. Homes have appreciated nearly 45% in the past decade. Property taxes are roughly double the national average.

Most homes were built between 200 and 2008, with 11% of housing being even newer. The median home age is just 17 years, much newer than the national average of 40 years.

In mid-2020 the housing market has cooled off and has recently become a buyers’ market. According to Zillow, the average days on market is currently 127. This is double what some other hotter markets are seeing. The absolute tightest markets are seeing around 40ish days on the market.

Alvin

Alvin is located 24 miles south of downtown Houston and near the Gulf of Mexico. Residents can be either on the water or in a major city in about 30 minutes. Alvin is in Brazoria County, as opposed to most of Houston, which is in Harris County. The land was originally granted to the Houston Tap and Brazoria Railroad. Nearby attractions include Brazoria County Museum, Space Center Houston, Nolan Ryan Center, and the 1940 Air Terminal Museum. The 2020 population in Alvin is roughly 29,500. The main zip code is 77512.

The median home cost is $167,303 according to NeighborhoodScout. Roughly 23% of homes in the area have been built since 2000.
