Far North Dallas:

Far North Dallas is hardly a hidden spot in residential real estate. The area started undergoing serious redevelopment after the 2008 recession. Many older single-story homes started getting demolished for newer two-story builds. Yes, it’s far from a hidden gem of an area, and homes in this area are still relatively pricey. But far north Dallas is still one of the most prestigious areas in Dallas.

Casa Linda / Casa View

This area, east of White Rock Lake and West of 635 often gets overlooked. There are pockets of very nice homes. There are quite a few examples of Cliff May homes and mid-century architecture in this area.

This area is generally affordable and has not undergone the redevelopment that far North Dallas has. Expect this area to become more popular in the medium term as an alternative to the nearby Lake Highlands and Lakewood areas.

West Dallas / Singleton

This area was recently made possible by the Margaret Hunt Hill Bridge designed by Santiago Calatrava over the Trinity, and the Trinity Groves project. With all the redevelopment the area has undergone, the area been truly transformed.

The downside is that this area may no longer be an undiscovered country. The best time to buy in this area would have been around or before the Trinity Groves project started. That said, much of the surrounding area may hold upside for a buyer or someone trying to sell their Dallas home.

North Oak Cliff / Kessler Park

There are a lot of stately older homes in this area, especially around the Colorado Blvd area. Like the above-mentioned Singleton area, the best time to buy here would have been a few years ago. Homes in this area are still relatively undervalued compared to other areas on this list.

Lakewood

Lakewood is situated northeast of Downtown and definitely has its own subculture and vibe. Situated around White Rock Lake, 64.1% of Lakewood homes are detached, single-family houses. In 2013, Lakewood ranked 9th on CNN Money’s list of “Best big-city” neighborhoods.” The median year the area’s housing units were built is 1965. The area also has good schools, anchored by Lakewood Elementary School.

Garland

Garland is a NE Dallas suburb roughly 20 minutes from downtown, not accounting for traffic. It’s located just northeast of the previously mentioned Casa View, with 635 being the dividing line. On the north side, the President George Bush Turnpike (toll road) runs through the area. Being close to several major arteries helps folks buying a house in Garland with commuting to work and other major DFW areas. Downtown Garland has a great town square with many outdoor festivals and activities.

In early 2020 the median home price in Garland is $224,900. At the end of Q1, that number dropped to $209,050 according to Zillow. The average time a home spent on the market was 66 days, and most homes sell for 98% of the listing price. These figures mean there is still a strong demand for housing in this area, even though it’s been tempered by recently unforeseen events.

Mesquite

Mesquite has a population of roughly 150,000 and is located roughly 20 minutes east of downtown Dallas, along I-30. Sitting southeast of Lake Ray Hubbard, Mesquite is mainly a working-class area within quick distance to other main areas of the DFW Metroplex. The Town East Mall is also a good local attraction.

The median home price in Mesquite in early 2020 was $183,300. Over a quarter of homes in Mesquite were built in the 80s, with a median area home age of 35 years. This figure is several years under the national US average of 40 years, meaning zip code 75149 is a slightly newer area regarding home builds.

Pleasant Grove

Pleasant Grove is located seven miles southeast of downtown Dallas along 175 and has a population of roughly 87,000. It’s mainly a residential area and the mean year homes were built is 1965, making the homes in the area older than the national average of 40 years old. The big spikes in home building in the area occurred in the 1950s and 1970s. Most residences in the area are single-family detached homes. The main zip codes are 75180, 75215, and 75217.

In April 2020, the median list price of homes was 155K according to Realtor.com. Pleasant Grove would have been considered a seller’s market before unexpected events in early 2020. In mid-2020, it’s considered a “balanced” market between sellers and buyers. The median days on the market was 49 days, which indicates a strong market as well as most homes selling for listing price. This indicates a cooling but still strong market in the Pleasant Grove area.
