What is real estate wholesaling?
If you watch a lot of HGTV like us, you probably know real estate investors as folks who buy houses that need fixing up, perform the repairs themselves and then sell it to an interested family.
Wholesalers are investors who just take on the very first step. They find distressed properties that other investors might be interested in and put them under contract. The contract uses an “option agreement” or a “purchase and sale agreement,” which allows the wholesaler to market the property to other investors interested in fixing it up.
For very little or no cash investment, the wholesaler makes a modest profit on selling the distressed house to a motivated buyer, who fixes it up and re-sells it. It works a little like a “finder’s fee.”
